Bring on the Fall! I’m ready for the cooler temps and all the wonderful things this season has to offer. We are heading into the holiday months and I can’t wait because this is my favorite time of the year. In this month’s Murrieta markets trends report, I will be gathering all of the current numbers and comparing them to the previous months. As always my stats are based on single family, detached residence, with 3+ bedrooms, and 2+ baths.
• Number of Active Listings in Murrieta : 353
• Average October List Price of Homes in Murrieta: $474,512
• Number of Murrieta Homes Sold in September: 143
• Average Price of Murrieta Homes Sold in September: $405,071
• Average Days on the Market: 39
Currently in the month of October, we have a total of 353 homes on the market which is a slight improvement from July with only 329. I can see that the average listed price has fallen a bit this month from $487,485 to $474,512 currently. This time of year, as we head into the holiday season we typically tend to see a decrease in our inventory until the New Year.
The month of September dropped in the number of homes sold in comparison to July. There were 204 and now we only had 143 last month, that’s a 29{c8f127ee0ae8e843244cc4fdd37fe5c6d1494d04024f10fe6afe3d18700f5f1b} decrease. Looking at the amount that homes are actually selling for, that number as well has dipped slightly by about $10,000. The average days that homes are staying on the market has improved from 46 days to currently 39.
