Summer is quickly coming to a close, with fall only a few weeks away! This is one of my favorite seasons, with Halloween, Thanksgiving and all the fun decorations how could you not love this time of year? In this months Murrieta CA Real Estate Agent report I will be pulling the numbers from August and comparing them to April’s. As always my stats are based on single family, detached residences, with 3+ bedrooms and 2+ baths.
- Total Number of Active Listings: 460
- Average Murrieta Listed Price: $415,133
- Number of Homes Sold in August: 154
- Average Selling Price for Murrieta in August: $363,304
- Average Days on Market: 62
Well I can already see that Murrieta’s inventory of homes is increasing over the last 4 months. We have 80 more homes actively listed vs. April’s number of 380. That’s an increase of 21{c8f127ee0ae8e843244cc4fdd37fe5c6d1494d04024f10fe6afe3d18700f5f1b}. With that many homes on the market and not as many buyers out there, it’s proving to be difficult for sellers. The average price that homes are being listed for has only changed slightly from $419,452 down to $415,133.
Now looking at what has been selling in the city of Murrieta. We have 152 closes for the month of August and back in April we had 132, only a difference of 22 homes. The average selling price for August is $363,304 which is an increase of only $5,896. The average days on the market is remaining the same.
