It’s hard to believe that we are already in the month of February. With low rates and guidelines changing, we are starting to see the market shift. This is good for both buyers and sellers. In my monthly murrieta real estate agent market trends report I will be pulling the numbers from the current month in Murrieta and comparing them to January and December. As always my stats are based on single family, detached residences, with 3+ bedrooms and 2+ baths.
- Total Number of Active Listings in February: 335
- Average Murrieta Home Price in February: $422,012
- Total Number of Closes in January: 91
- Average Murrieta Sold Price for January: $373,412
- Average Days on the Market: 86
Looking at the number of active listings in Murrieta, I see that we currently have 340 and in the month of January we had 367, that’s a decrease of 8{c8f127ee0ae8e843244cc4fdd37fe5c6d1494d04024f10fe6afe3d18700f5f1b}. I was really expecting that number to be on the rise by now with rates still low. The average price that homes in Murrieta are being listed for has improved slightly from $412,753 to $422,012 currently.
It looks like the number of closes has slowed a bit since December, leaving Murrieta with only 91 closes in January compared to 127 in December. The average price that they are selling for has remained about the same with only a $3,000 difference in the last 2 months. Homes were staying on the market a little longer in January with 86 days as an average.
