Buying a Temecula or Murrieta home in a buyer’s market can be the perfect time to find the home of your dreams. There is plenty of competition for buyers and the selection of homes is fantastic. With such a broad selection of homes, the first and biggest step is to not look at homes until you have thoroughly examined the location issue. As they say, the most three most important considerations in real estate are: location, location, location. In a buyer’s market that is overwhelmingly important to keep in mind. So you need to make sure you start your Temecula Valley homes search in the right way or you are apt to get distracted.
The reasons for this are very simple. In today’s market your home choices in Temecula, Murrieta, Menifee, Wildomar and the surrounding areas can be nearly unlimited. There are literally hundreds of homes competing and you can’t focus on just the homes. If you do that, you will get lost in the details and not have the helicopter view necessary. You need to step back and narrow things by looking at communities, commutes, schools, and quality of living first. If you went into a donut warehouse and saw thousands of donuts to choose from, it would be incredibly hard. But if you narrowed it down to a chocalate bar variety, then you already have a major focus and now can sample each one available until you find the best donut for you.
For instance, some recent clients examined the Temecula communities of Harveston, Paseo Del Sol, RedHawk, Chardonnay Hills, and Vintage Hills. They also visited the Murrieta communities of Bear Creek, West Murrieta, Montserrat, and Greer Ranch. They then examined school quality, property tax rate, community facilities and commute. These were the main factors and in that order.
Unlike many places in Southern California, homes throughout the Temecula Valley tend to be newer and are very similar since the building rush during 2000 to 2006. The same builders that constructed homes in south Temecula also built homes in east and north Murrieta or Menifee. The large differential is quality of community.
My clients looked at all these communities and decided that Paseo Del Sol in south Temecula was the best fit. It had high ranked schools in walking distance, community parks and facilities, low tax rates of 1.25{c8f127ee0ae8e843244cc4fdd37fe5c6d1494d04024f10fe6afe3d18700f5f1b}, and the commute was acceptable. Once that was decided we worked at finding the homes that best fit their needs.
In all, there were over 20 homes to compare against each other. We started looking and eventually narrowed that list down to 3-4 homes of the exact same model match. We then were able to negotiate the price and compare the homes directly against each other. The end result was my clients got a fantastic deal on a home because they shopped the right way in a buyer’s market.
The important aspect here is to make sure you are looking at the market correctly and leverage it to your situation. Don’t buy just the best home, buy the best home in the very best location for your goals. Making the right decision will offer you a much better enjoyment of your home and community and it will protect your investment as well. I always tell my clients that they represent the real estate market fo today and tomorrow. What they value highly will also be valuable to others and thus their wise choice will appreciate more in up times and preserve its long term value during a down market.
