It’s time for a monthly market trends update for the city of Wildomar. I know it has been a while since I have done a market update for Wildomar so here it is. In this month’s report I will be pulling the current numbers for the city of Wildomar and comparing them to last year at this time. I think you will be a bit surprised at a few of these numbers. As always, my stats are based on single family residence, with 3+ bedrooms and 2+ baths.
• Number of active listings in the city of Wildomar: 64
• Average Listed price in the month of July: $437,992
• Number of Homes Sold in Wildomar June-July: 27
• Average Price of Homes Sold in June: $411,392
• Number of Days on the Market: 30
Looking at the current numbers for the month, I can see right away that we are down a few listings than last year at this time. We currently have 64 and last year we were at 76. The average listed price of homes in Wildomar, surprisingly hasn’t changed much at all over the year. Right now we have an average of $437,992 vs. $437,409 a year ago. The market is pretty much maintaining the same numbers over the course of the last 12 months.
Moving onto what is closing in the city of Wildomar, this number has dropped dramatically from last year. We had 72 homes that closed escrow and over this last month there were only 27. That is a -62{c8f127ee0ae8e843244cc4fdd37fe5c6d1494d04024f10fe6afe3d18700f5f1b} drop! I am seeing an increase in the sold price from $380,061 to $411,392. The days that homes are on the market before going into escrow is 33 days on average.
