Temecula CA Home Sales
Happy New Year Everyone! Hope all is well and this is finds you having a great start to the year. In My monthly Temecula CA Home Sales market trends report I will be pulling the current numbers in Temecula for January and comparing them to December. As always my stats are based on single family, detached residences, with 3+ bedrooms and 2+ baths.
- Total Number of Active Listings for Temecula in January: 326
- Average Listing Price of Temecula Home: $481,415
- Total Number of Closes in December 2014: 150
- Average Selling Price of Homes in December: $413,469
- Average Days on the Market: 83
Looking at the current numbers for January, I can see we are off to a slower start than in December. We had a total of 404 homes on the market just a month ago and now that number has dropped down to 326. That’s a difference of 78 homes and 19{c8f127ee0ae8e843244cc4fdd37fe5c6d1494d04024f10fe6afe3d18700f5f1b}! I am seeing that the Temecula listed price is averaging about the same with only a $2000 decrease in price. January tends to be a slower month in general since people typically wait till after spring break to really think about selling and/or buying a home.
The number of closes in December has taken a slight dip from 168 in November down to 150. The average selling price in Temecula has only gone down about $2000 in price, similar to the average listing price as mentioned above. I am hopeful that the amount of inventory in Temecula will start to increase so that buyers have more of an option when looking for their next home. The average days on the market has increased from 67 in November to 83 in December.
